Talbot County Market Update: June 2026 Home Prices

Median prices climbed 12.4% — the strongest growth of any county on Maryland's Eastern Shore. But homes are taking longer to sell. Here's what both numbers mean for your move.

What are homes selling for in Talbot County, Maryland in June 2026?

The median sold price in Talbot County was $539,500 in June 2026, up 12.4% year-over-year — the strongest price growth of any county on Maryland's Eastern Shore, according to Bright MLS data.

Every month I sit down with the Bright MLS data and look for the story behind the numbers. Some months it simply confirms what I'm already seeing with clients in Easton and St. Michaels. June 2026 gave me two numbers that seem to contradict each other — and understanding why they don't is the most useful thing I can share with you this summer.

Talbot County led the entire Eastern Shore in price appreciation. At the same time, homes took noticeably longer to sell than they did a year ago. If you're weighing a move, that combination is worth ten minutes of your attention, because it changes what a successful strategy looks like on both sides of the transaction.

Talbot County Led Maryland's Eastern Shore in Price Growth

The median sold price in Talbot County reached $539,500 in June 2026 — a 12.4% increase over June 2025. No other county on the Eastern Shore appreciated faster. Not Queen Anne's, not Kent, not Caroline.

For perspective, the Maryland Eastern Shore median sat at $410,000, and the broader Bright MLS service area reached a record $460,000. Talbot holds a premium of roughly $130,000 over the regional median, and in June it widened that gap faster than anywhere around us.

Demand supported the price story. New pending sales in Talbot rose 10.7% year-over-year — one of only three Eastern Shore counties where pending activity increased at all. Closed sales are up 10.7% year-to-date, with 290 closings through the first half of the year.

This isn't a single strong month. When I looked at the Talbot County market back in February, the median sold price was $464,790 and closed sales had jumped 48.3% year-over-year. The county has been on a steady upward path all year, and June extended it.

Homes Are Taking Longer to Sell — and That's Not Bad News

Here's the number that surprises people: median days on market in Talbot County rose to 40 days, up from 26 days in June 2025. Talbot was the only county on the Eastern Shore where homes took longer to go under contract. Everywhere else got faster.

That sounds like a warning. It isn't. It reflects a return to more normal conditions after several years of unusually fast turnover. Forty days is a healthy, workable timeline — it means buyers have room to tour a few homes, think it through, and make a considered decision rather than a rushed one.

What it does mean is that a home no longer sells on market momentum alone. The properties going under contract are the ones priced to current comparable sales, prepared with care, and marketed to reach the out-of-area buyers who consistently drive Talbot County sales.

Is Talbot County a buyer's market or a seller's market right now?

Talbot County is currently a balanced market. Months of supply reached 5.28 in June 2026. The standard industry benchmark treats under four months as favoring sellers, roughly four to six months as balanced, and above six months as favoring buyers.

But that benchmark only tells you part of the story. Talbot is technically balanced while still delivering the region's strongest price growth — which tells you demand remains genuinely healthy for well-positioned homes. It's worth noting that higher-priced markets naturally carry more months of supply even in strong conditions, so 5.28 here reads healthier than the same figure would in a lower-priced county.

You have more choice than you've had in years. Active listings reached 264 in June, up 16.3% from last June, and months of supply at 5.28 gives you more room than the broader Eastern Shore average of 4.30. There are homes in Easton, St. Michaels, and Oxford that have been on the market 40, 50, or 60 days — and those owners are motivated. That's where your negotiating room lives.

The honest caution: mortgage rates have held in the mid-6% range, and waiting for a dramatic drop has cost buyers real money. Talbot's median rose 12.4% while people watched from the sidelines. According to Freddie Mac's weekly survey, rates have stayed relatively stable rather than falling sharply. Many buyers are choosing to purchase the right home now and refinance later if conditions improve.

So here's my honest read: this is a balanced market that still rewards excellent homes with premium prices. Not every property is moving quickly, and the 40-day figure makes that plain. But the homes that are priced right, prepared well, and marketed to the right buyers are closing — and they're holding their value. The difference this summer is preparation. Nothing else.
